01

Home Buyer Inspections

The full picture before you sign.

A buyer’s inspection is the most important two to three hours of your purchase. We walk the property top to bottom, document what we find with photographs, and explain it in plain language so you know exactly what you are buying.

You are welcome — encouraged, actually — to follow along. Most clients learn more about their future home in one inspection than in every showing combined.

  • Roof covering, flashing, penetrations and drainage
  • Foundation, framing and visible structural components
  • Electrical service, panel, wiring and devices
  • Plumbing supply, drains, fixtures and water heater
  • Heating and cooling equipment and distribution
  • Attic insulation, ventilation and moisture indicators

Mold Inspections

Louisiana humidity makes this one matter.

Mold inspections are one of our most requested services, and for good reason — Central Louisiana’s humidity creates ideal conditions for fungal growth in attics, crawlspaces, wall cavities and around plumbing.

We evaluate moisture intrusion, document visible growth, and identify the conditions that let it start in the first place. Having your home inspector handle mold too means one visit, one report, one conversation.

  • Moisture intrusion mapping and meter readings
  • Visible microbial growth documentation
  • Attic, crawlspace and wall-cavity evaluation
  • Conditions and causes, not just symptoms
  • Can be added to a standard home inspection

03

Commercial Property Inspections

Offices, retail and small commercial.

We inspect offices, retail buildings and small commercial properties for owners, banks, property managers, business owners, investors and insurance companies.

These inspections concentrate on the major systems, safety concerns and visible structural conditions that drive purchasing and underwriting decisions.

  • Roof and building envelope condition
  • Electrical service capacity and safety concerns
  • Mechanical systems and visible structure
  • Documentation suited to lenders and insurers
  • Scoped to the size and use of the building

04

Drone Inspections

4K eyes where a ladder shouldn’t go.

Drone inspections provide a safer, more detailed view of hard-to-reach areas. Using 4K high-resolution drone technology we capture clear aerial imagery of roofs, chimneys, flashing, vents and other elevated components without the added risk of climbing.

Available for residential and commercial properties, drone coverage lets us identify damage, wear and structural concerns with greater accuracy while keeping your property — and everyone on it — safe.

  • 4K aerial stills and video of the roof plane
  • Steep, tall or fragile roofs covered safely
  • Chimney, flashing and vent close-ups
  • Imagery included right in your report
  • Residential and commercial properties

05

Pre-Listing (Seller) Inspections

No surprises on the buyer’s report.

A pre-listing inspection puts you in front of the problems instead of behind them. Find the deficiencies on your own schedule, decide what to repair, and price the home with confidence.

Sellers who inspect first negotiate from a stronger position and tend to keep deals together through closing.

  • Same thorough scope as a buyer’s inspection
  • Repair-or-disclose decisions made early
  • Fewer renegotiations after the buyer inspects
  • Report you can share with prospective buyers

New Construction Inspections

Independent eyes before the walkthrough.

New does not always mean flawless. We inspect newly built homes independently of the builder to verify workmanship and catch defects while they are still the builder’s responsibility.

Best scheduled before your final walkthrough, so your punch list is based on evidence rather than guesswork.

  • Independent of the builder and the agent
  • Timed ahead of your final walkthrough
  • Workmanship and installation defects documented
  • Photo-supported punch list you can hand over

Annual Home Maintenance Inspections

Catch it before it’s expensive.

Homes wear out quietly. An annual inspection tracks that wear year over year so small problems get fixed while they are still small.

Especially valuable for homeowners staying put long-term, landlords, and anyone maintaining an older Central Louisiana home.

  • Year-over-year condition tracking
  • Seasonal maintenance priorities
  • Early detection of moisture and roof wear
  • Budget-planning support for major systems
